Harristown the new Newtown?

Personally, I’ve seen some movement in Harristown over the last few months.

 In my opinion it’s also a  bit of a forgotten or overlooked suburb in Toowoomba.  Yes, the homes are a bit older but the investors and ‘flippers’ have started revitalising many of the properties breathing new life  and style into many of the leafy streets.

Both Newtown and Harristown offer an afforable entry point into the market

Similar population demographics to Newtown with a similar 50/50  split of both renters and owner-occupiers, and a median house price of $307,000*;  the biggest difference the  data is showing me is; rental returns investors are seeing. Rental yield in Harristown is up to an average 5.7%* while Newtown remains consistently around 5.1%*. Both excellent areas for investment!  Population growth has been faster in Harristown though  compared to Newtown.

If you’re looking to get into the property market both Newtown and Harristown offer an affordable entry point and most  are 3 bedroom homes. I’m seeing more homes on the market in  Harristown and spending less time there, so I will be very interested to see whether the next 6 months worth of data  reflect this.
